Position Overview:
Our client, a reputable organization within the real estate investment and property management industry, is seeking a detail-oriented Property Accountant to join their accounting team. This role is responsible for overseeing the full-cycle accounting activities for an assigned portfolio of properties while ensuring financial reporting is completed accurately, efficiently, and in accordance with company policies and accounting standards.
The ideal candidate will possess strong analytical skills, excellent attention to detail, and the ability to manage multiple priorities within a fast-paced environment.
Key Responsibilities:
General Accounting
- Manage full-cycle accounting activities for an assigned portfolio of commercial and/or residential properties.
- Record daily accounting transactions including journal entries, accruals, ledger postings, trial balances, and bad debt provisions.
- Maintain accurate financial records and ensure compliance with internal accounting policies and procedures.
Financial Reporting
- Prepare monthly, quarterly, and annual financial statement packages and supporting schedules.
- Assist in the preparation of annual budgets, forecasts, and variance analysis reporting.
- Analyze financial data and provide reporting support to management as required.
Bank Reconciliations
- Complete monthly bank reconciliations and investigate discrepancies in a timely manner.
- Ensure all transactions are accurately reflected between company records and bank statements.
Accounts Receivable & Tenant Support
- Collaborate with Property Management and Accounts Receivable teams to reconcile tenant accounts and resolve discrepancies.
- Assist with collection follow-up and support efforts to ensure timely receipt of outstanding payments.
Budgeting & Recoveries
- Support budgeting and reforecasting processes related to operating recoveries and revenue modeling.
- Assist with variance analysis and financial reporting to support forecasting accuracy.
Year-End & Audit Support
- Coordinate year-end adjustments including operating cost recoveries, common area maintenance charges, and realty tax billings.
- Prepare audit working papers and assist with annual audit requirements for assigned properties.
- Ensure revised rental notices and tenant billings are issued accurately and within required timelines.
- Participate in special projects and additional accounting initiatives as assigned.
Qualifications & Requirements:
- College diploma or university degree in Accounting, Finance, Business Administration, or a related field.
- Minimum 2 years of relevant accounting experience within real estate or property management.
- Experience with Yardi is considered an asset.
- Strong understanding of full-cycle accounting principles and financial reporting.
- Intermediate to advanced proficiency in Microsoft Excel and Microsoft Office Suite.
- Excellent communication and interpersonal skills, both written and verbal.
- Strong analytical, organizational, and problem-solving abilities.
- High level of accuracy and attention to detail with the ability to manage multiple deadlines effectively.
